Home Information Packs - HIPS

During 2007 the Government introduced a legal obligation for residential homes to be marketed with a Home Information Pack, known as a “HIP”. 

There are legal requirements for what it must contain, what it may contain and what it must not contain.  A HIP will always include an Energy Performance Certificate which gives a rating for the property, a copy of the register of title (with relevant covenants), a local authority search result and a Water & Drainage search result. 

In leasehold cases a copy of the lease is also needed.  Some documents can follow if not quickly available but applied for.  If you are considering marketing your property and do not have a HIP we should be happy to provide this for you.
